Here I will try to give you an overview of the must common questions regarding co-ownership

What is fractional ownership?

Fractional ownership means co-owning a vacation home with a small group of like-minded individuals. Each owner holds a share of the property, which entitles them to a set number of weeks per year, while sharing the responsibilities and costs. It's a practical, affordable, and sustainable alternative to buying a second home alone—or repeatedly renting through Airbnb.

How many people share each home?

we think the best way is to have between 4 and 6 owners. This ensures ample availability for everyone and makes the scheduling fair and flexible. It will also give minimum 8 weeks a year for each owner

How is booking managed fairly?

We use a rotating booking system designed to be equitable and transparent (in progress). Each co-owner receives a mix of high, shoulder, and low-season weeks each year. We guarantee that every owner will have at least two weeks during the peak summer season (mid-June to end of August). The system also accommodates special requests when possible.

What are the upfront costs?

The purchase price for a share typically ranges from €50,000 to €75,000, depending on the home, location, and amenities. We are primarily looking for properties in the €250,000–€350,000 range. On top of that, there may be additional costs for furnishing and minor improvements. A renovation project could also be an option, depending on the interest and potential of the property.

What are the ongoing costs?

The yearly cost will include insurance, property taxes and other running costs. Depending on the property this will be around 7000 euro a year to split between the different owners. On top of this you will add the cleaning, lines and consuming of electicity and gas for each of your stay. Depending on the property we will also get an advice on planned reserved fond for future improvment.

What criteria do you use when choosing properties?

We focus on charming, beautiful homes or homes with a good potential well connected in Italy—places with strong cultural identity, walkable town centers, vibrant local life, and long-term property value. Key factors include:

  • Authentic architecture and thoughtful renovations

  • Outdoor private space (gardens, terraces)

  • Proximity to markets, bakeries, and restaurants

  • Strong transportation access, maximum 2 hours from airport

  • Potential for off-season enjoyment

  • Community charm without mass tourism

Who Will Take Care of the Property?

We will work with a trusted, locally based caretaker—typically someone with experience from the vacation rental industry. Their role is to ensure the home is spotless and ready for your arrival, while also offering that little extra that makes a difference. This could include stocking the fridge with essentials, arranging mid-stay cleanings upon request, sharing tips about local events, and being available to assist if anything unexpected arises. Our goal is to provide you with a seamless, welcoming, and worry-free experience every time you stay.
